New Home Design Process, Expanded
It’s important that you have a full understanding of the architectural design process before diving into the construction of a new home or building. You can sleep easy knowing that the architectural team at JMKA | architects will be with you every step of the way! Below we’ve laid out the 6 steps involved with developing a new home, as well as a Rapid Project Planning Pack that can help you move through the Research Phase with ease.
Master plan
Step One: The Master Plan. At this stage, we define the project scope and its implications. What is to be done? What could the scope mean for future work? Even when the project is complete, the client will know what their options are for additional work.
In the design process, JMKA | architects will do an in-depth process of understanding the project requirements and the client’s aspirations. JMKA | architects will investigate all aspects of the property, its relation to the program and its impact on the design. Through all of this, the budget is referred to and tested in relation to the design process.
Schematic
Step Two: The Schematic. As tightly as we may define the project scope, there are still options the client has in design, elevations and layouts. The schematic can also include models for what the custom architectural design will look like.
Design Development
Step Three: Design Development. In this phase, we cover project details: windows, cabinetry, flooring, and the options the client has in materials. At this stage, we begin to develop rough cost parameters. If it makes sense to get input from builders and material suppliers, we will.
INTEGRATION- we include at the early stages of the Design Development process an integration of budget and schedule.
Construction Documents
Step Four. Construction Documents. Now we turn the design ideas into actual engineering drawings. At this point, we have a clear idea of costs and we have the basis for a building permit.
Bidding and Negotiating
Step Five: Bidding and Negotiating. JMKA Architects will get bids from 3 builders to ensure that every aspect of the plan is covered, that the bid responses are “leveled” to ensure that the specifications are represented, and the client is able to make the best decision on what builder to use.
Construction Administration
Step Six: Construction Administration. We ensure that the client is represented throughout the construction process. We do not manage day to day work but we do have weekly site meetings to review progress and to make sure that what is being built is what the client expects.
